The Non-Immigrant O Retirement Visa is the most common Thai retirement route for foreigners aged 50 or older. It can be applied for inside Thailand by converting from a tourist stamp, or at a Thai embassy abroad. Health insurance is typically not required for the in-country path, only for Non-OA. Yearly extensions are filed at Phuket Immigration. Final approval rests with Thai authorities.
What is a Non-O Retirement Visa?
The Non-Immigrant O (retirement) is a 90-day single-entry visa granted to applicants aged 50 or over who meet a financial test. The visa itself is short; the actual long stay comes from the one-year extension of stay filed in Thailand after arrival. Most retirees we file for hold a series of one-year extensions on the back of a single original Non-O.
Who should use the Non-O route?
- Retirees who plan to live in Thailand long-term and want the most flexible, low-friction path.
- Applicants already in Thailand on a tourist stamp who want to convert in-country.
- Applicants whose home embassy no longer certifies foreign income (Non-OA can be harder for these nationalities).
- Applicants who prefer to handle insurance privately, outside the Thai-approved Non-OA insurer list.
Apply inside Thailand vs embassy application
In-country conversion from a tourist stamp is usually faster and cheaper. You enter on a Tourist Visa or visa exemption, open a Thai bank account, season the 800,000 THB for the required period, then file the Non-O at the Immigration office. We see this path more often in Phuket than the embassy route.
Embassy applications outside Thailand are useful when you cannot enter as a tourist, or when your nearest embassy still issues Non-O retirement visas with a smooth process. Documents and timing vary by embassy.
Financial requirements
- 800,000 THB method: deposit in a Thai bank account, seasoned for the required period before filing.
- 65,000 THB income method: certified monthly foreign income, where your embassy will certify it.
- Combination method: smaller balance plus income that reach 800,000 THB combined.
Required documents
- Passport with at least 6 months validity.
- TM7 application form for the Non-O.
- Recent passport-size photos.
- Bank passbook, statement, and bank letter for the 800,000 THB method.
- Income certification for the 65,000 THB method, if available.
- TM30 address registration for your current Thai address.
- Rental contract or owner documents.

Yearly extension after Non-O
The original 90-day Non-O is just the entry into the system. The yearly extension of stay is filed before the Non-O expires and grants 12 more months. The financial test repeats at each extension. See the Retirement Visa Extension guide.
Non-O vs Non-OA
Non-O is usually preferred by retirees already inside Thailand and by nationalities whose embassies no longer certify foreign income.
